New modern house

This project was initially conceptualized many years ago as a hypothetical design. It featured an open-plan living and dining area on the ground floor, along with a guest room and bathrooms. On the first floor, the layout included four master bedrooms and additional bathrooms. The design was based on the concept of interlocking cubic forms, which allowed natural light from the north to penetrate deep into the property, enhancing the interior spaces. Another key element was the strategic placement of the swimming pool adjacent to the building, positioned to provide privacy while reflecting water onto the glazed central wall, adding a dynamic visual effect.

Later, when I was employed at a firm, a client requested a similar design. I adapted the original concept to fit the specific dimensions of the client’s land and modified certain elements to meet their preferences and expectations. The new design also took into account local building regulations and site-specific constraints, ensuring that the final proposal was both practical and compliant.

The existing building was a single dwelling located in a designated local Council Conservation zone. After a series of client meetings and property inspections, we carefully evaluated the fundamental design criteria necessary for the project’s success and developed a comprehensive return brief for the client.
Our objectives included:

A. Integrating Contemporary Design
Our aim was to introduce a modern architectural solution that would seamlessly blend with the existing conservation fabric, maintaining its historical integrity while incorporating modern functionality.

B. Navigating Council Requirements
We engaged in open discussions with the client to explain the Local Council’s Development Control Plan (DCP) and the necessary approval pathways for design setbacks, building envelopes, overshadowing, privacy considerations, and landscape elements. Educating the client on these aspects streamlined the approval process and ensured compliance with all regulatory requirements.

Furthermore, a key aspect of our design strategy was to optimize the stunning water views surrounding the property. The client expressed a strong desire to preserve and maximize these views, particularly for the new bedrooms located on the first floor. To accommodate this request, we strategically positioned the bedrooms to capitalize on the picturesque river scenery, ensuring that occupants could enjoy uninterrupted vistas from the comfort of their own rooms.

A notable feature of the master bedroom was the inclusion of a luxurious bathtub with a large window overlooking the river. This bespoke design element not only fulfilled the client’s request for a relaxing bathing experience but also provided an unparalleled connection to the natural surroundings. The expansive window flooded the space with natural light while offering captivating views of the tranquil water below, creating a serene and indulgent retreat within the home.

Overall, our approach to this project was driven by a commitment to both functionality and aesthetic appeal. By prioritizing internal connectivity and maximizing water views, we were able to create a living environment that seamlessly integrates with its surroundings while offering the utmost comfort and luxury to the client.

New house, Mulgoa

The client expressed a clear vision for their home: they desired a residence that transcended the typical suburban house. With ample land at their disposal, featuring a gentle and aesthetically pleasing slope towards the road, they sought an impressive and spacious entryway. Additionally, it was imperative for them to have parking facilities capable of accommodating up to six cars.

Central to their vision was the inclusion of a swimming pool, complemented by expansive living areas and a modern kitchen, along with six generously sized bedrooms. The bedrooms were strategically situated on the first floor, separate from the guest suite and office located on the ground floor.

The design prioritized functionality and aesthetics, with the open-plan kitchen, dining, and living areas situated at the rear of the ground floor. This placement allowed residents to enjoy views of the swimming pool while also providing convenient access to a spacious BBQ area.As is customary for our projects, we meticulously reviewed the local council’s planning codes to ensure compliance with development approval regulations. Working in conjunction with survey plans, we produced a comprehensive set of drawings tailored to meet the specific requirements outlined by the council.

The final design maintained the core ideas of light integration and privacy but was tailored to suit the unique requirements of the new site, resulting in a custom solution that balanced functionality and aesthetics. Additionally, further refinements were made to enhance energy efficiency, optimizing the building’s relationship with its environment.
